What to send

A message describing the town, the type of house, the approximate age of the roof if known, and what prompted the call is enough to get started. A photo of a ceiling stain and a photo of the roof from the yard, even from a phone, cuts the first conversation in half. If the concern followed a storm, the approximate date of that storm is useful context for any later insurance claim.

What happens next

A visit is scheduled at a time someone can be home, since checking the attic is part of the inspection and it helps to walk through the findings together afterward. The visit typically runs somewhere between forty-five minutes and an hour and a half depending on the size and condition of the roof. Nothing is sold on the spot.

Within a couple of days a written scope arrives listing what was found, what is recommended, and the options where more than one reasonable path exists. Homeowners are encouraged to compare it line by line against any other quote.

Emergency leaks

For water actively coming through a ceiling, the practical first step is to move anything valuable out of the way, put a bucket under the drip, and if the ceiling is visibly bulging, relieve the pressure with a small hole before the drywall gives way on its own. Send the message with a photo after that. A tarp visit is arranged as soon as weather allows, and the permanent repair follows once the roof has dried out enough to work safely.

Estimates and inspections

Replacement estimates follow an on-site measurement and are broken down by roof squares, deck allowance, ventilation and disposal, so each line item can be compared against another quote. Inspection reports are available as a standalone service with their own written deliverable and no obligation to proceed with any further work.
